A failing tank water heater rarely fails for the reason you think. Before we replace parts, we check the fundamentals: water pressure (high pressure destroys heaters faster than anything else in Arizona), the expansion tank, the anode rod condition, the sediment load at the bottom of the tank, and the age and condition of the unit itself. That full-system look takes a few extra minutes and it's how we keep a repair from turning into a replacement you didn't need.
We repair tank water heaters from every major brand: A.O. Smith, Bradford White, Rheem, Kenmore, State, GE, and more. Common repairs include thermocouple and pilot assembly replacement, gas control valve service, heating element replacement (electric units), T&P valve replacement, anode rod replacement, and expansion tank installation. If pressure is the underlying cause, we'll also recommend a pressure regulating valve (PRV) because fixing a heater without addressing 90+ PSI incoming pressure just resets the clock on the next failure.
