What we fix

Real problems, real fixes

When we install a tank water heater, we're thinking about the next 10 to 12 years, not the quick swap. A unit that's sized wrong, installed without addressing your home's water pressure, or set up to ignore Arizona's hard water will fail years before it should. Scottsdale's housing stock runs a wide range, and the right install looks a little different across it.

In the older, established neighborhoods like South Scottsdale, Old Town, and the homes along the Hayden corridor, we often find tight garage or interior-closet installs, sometimes with no expansion tank and no modern pressure protection. In larger North Scottsdale custom homes, we more often see high hot-water demand and occasionally multiple units working together. Different homes, same approach from us: get the fundamentals right so the new heater lasts.

Brands We Install

We install a wide range of trusted, readily serviceable brands, including:

  • Bradford White

  • Rheem

  • A.O. Smith

Our water heaters come in capacities from 40 to 75 gallons, in both gas and electric. If you're upsizing, downsizing, or switching fuel types, we'll walk through the entire installation process.

Pricing Range

What A Tank Water Heater Installation Costs in Scottsdale

Every job is a little different. The final price depends on factors such as the unit you choose, the condition of your existing setup, and the parts required. We'll always walk you through the full written estimate before any work begins, and the price you see is the price you pay.

Low: $2,200

Average: $2,600

High: $4,100

Honest range based on real recent jobs. Final price is locked in during your on-site diagnostic — what you see is what you pay.

A few things specific to Scottsdale homes that can affect an install:

  1. Older-home code gaps

Many pre-1980 homes in South Scottsdale and Old Town were installed without an expansion tank or modern shutoffs. Bringing the new install up to current standards adds parts, but it's what keeps the heater from failing early.

  2. Sizing and fuel-type changes

Upsizing for a remodel or larger household, or switching between gas and electric, can change venting, gas line, or electrical needs. We scope this at the estimate so there are no surprises.

  3. Access and permitting

Gated North Scottsdale communities and Homeowners Association (HOA) requirements around equipment placement are part of the job—we handle the coordination so you don't have to.

Repair or Replace

Replace the Tank, or Upgrade to Tankless?

Most tank water heaters in the Valley reach end-of-life between 8 and 12 years, and older central and south Scottsdale homes have plenty of units past that mark. If you're replacing, the real decision is usually tank-for-tank versus stepping up to tankless. We'll lay out both paths honestly and let you decide.

If you have a heavy demand for hot water and limited space, you may benefit from installing a tankless water heater. We service and install most major tankless water heater brands, makes, and models, and our plumbers can help you determine the best model to meet your needs and budget.

Replacement makes sense if…

  • You want lower upfront cost and a straightforward, proven setup
  • Your current venting, gas, and space suit a tank without major modifications
  • Your household's hot-water demand is well matched to a 40–75-gallon unit

What to Expect

How It Works in Three Simple Steps

Our installation process includes checking your incoming water pressure, sizing the unit to your household's actual hot-water demand and confirming the venting and gas supply meet current code. We haul away the old unit, clean up the workspace, and walk you through the maintenance process before we leave. Most installs are completed in a single visit, typically 3 to 5 hours on site.

Here's a breakdown of our process in three steps:

1

Step 1: Request a free estimate

Call, text, or book online. A person will answer, get the details, and set an arrival window. Your technician measures your actual hot-water demand, checks pressure, and evaluates venting and gas supply, then walks through your options before giving you a written quote. If your home is in a gated North Scottsdale community or you're coordinating access while out of town, just let us know.

2

Step 2: Approve the quote and schedule

Once you approve the scope, we schedule the install, usually the same day. We will let you know whether the water will be off and for how long.

3

Step 3: Professional install, test, and orientation

Your installer removes the old unit, completes any code or infrastructure work, sets and connects the new heater, and pressure-tests the full system. We walk you through operation and maintenance, then leave the space clean.

For active leaks or a complete loss of hot water, we answer 24/7 and dispatch based on urgency.

Pro Tip

Get the Most Life out of Your New Water Heater

The two biggest factors that affect water heater lifespans in Scottsdale are hard water and incoming pressure, and both are worth addressing when installing a new unit. Maricopa County water is hard, which accelerates sediment buildup and corrodes the anode rod, which is responsible for preventing further tank corrosion.

Scottsdale water corrodes anode rods faster than softer-water markets, so we recommend checking yours regularly. Additionally, pairing a new heater with a water softener is one of the most effective ways to protect your water heater investment. And if your incoming water pressure runs above the recommended range, installing a pressure regulating valve keeps that pressure from quietly shortening the life of everything downstream of it.
